Real Estate in the Pandemic

We hope this message finds you safe and healthy in your home. Right now you may be bombarded with information about the spreading pandemic and the halted economy in this time of uncertainty. We are here to update you specifically on the current real estate market in Orlando.

Real estate is deemed an essential service so we are still operating. Our team is working from home via teleconferencing technology and, when we do conduct our services in person, we observe all CDC and common sense precautions. To give you an idea of how we show homes safely, we:

(1)  Teleconference to discuss properties with clients virtually whenever possible.

(2)   Video or stream virtual walk-throughs upon clients’ request.

(3)   For in-person viewings:

  • Drive separately to showings.
  • Have all parties wash hands and/or use hand sanitizer before and after entering a home.
  • Ask buyers to avoid touching anything in the home.
  • Cancel showings if buyers, sellers, or agents are sick.
  • Open all interior doors prior to showings to minimize the need for buyers to touch door handles.
  • Turn on all lights before showings to prevent touching light switches.
  • Disinfect all door handles and high‐touch areas prior to and after showings.
  • Have all parties stand six feet away from each other during showings.
Many of our buyers have specific plans and a set time frame for their home purchase, so we are working diligently to continue to help meet their needs and adapt to changing situations. Others have decided to hold off until this crisis is over. Either way, you have to do what you feel is right. Know that we are here to support you and your decision. Keep in mind that those who are still looking to buy right now aren’t having to deal with the hassle of competition from other buyers. Also, mortgage interest rates are still very low, although qualifying has become more challenging as lenders try to limit their risk in this market.

For the Sellers:

As stated in the above section, buyer showing activities are decreasing as government directives on social distancing become more restrictive. However, the upside to having reduced buyer showings means that the buyers who are looking are very serious and are more likely to make a purchase decision now versus later. In other words, they are not window shopping. And, despite these social distancing restrictions, contracts are still able to be achieved through safe and responsible means.
